Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Crown Repair: The Marietta Owner’s Guide

A Gelco crown repair in Marietta typically runs between $425 and $900 installed, depending on how much of the existing crown is salvageable and whether we’re doing a full recast or a partial repair with a Gelco-compatible crown coat system. We stock Gelco crown coat on our trucks, and most Marietta jobs are done in a single visit. What most homeowners notice first is a drip line forming on the brick below the crown, or crumbling mortar at the very top of the chimney after a hard rain. By the time you see those stains, water has already started working its way into the crown’s hairline cracks, and Georgia’s freeze-thaw cycle does the rest.

Which Gelco Models This Applies To

Gelco crown systems are spec’d on a wide range of residential and commercial chimneys, but in Marietta we see them most often on newer construction and recent relines where a contractor used a prefabricated Gelco crown base instead of a poured concrete wash. The compatibility question that trips people up is this: Gelco crown coat is a repair membrane, not a crown itself, and it’s formulated to bond to cured concrete, masonry, and existing Gelco base systems. If your crown was originally poured concrete, you can apply Gelco crown coat directly. If it’s a clay or tile crown, the substrate usually has to be prepped with a Gelco-approved primer or a full recast first.

Every Gelco crown job starts with identifying what’s actually on your chimney. Look for a manufacturer’s stamp on the crown edge or the underside of any exposed lip. If there’s no stamp, we measure the crown’s overhang and thickness to determine whether it’s a standard Gelco precast base or a custom pour. For most Marietta homeowners, the practical answer is this: we supply the Gelco-spec materials that match the original, and we don’t substitute generic box-store patch on a system that was designed around Gelco’s chemistry. Aftermarket equivalents exist, but the cost difference on a crown repair is small enough that OEM-spec Gelco is almost always the right call. Alcott Chimney Marietta is an independent service provider, not a Gelco affiliate, and we carry Gelco because it’s what we’d put on our own homes.

Signs Your Gelco Crown Repair Is Failing

  • White or gray drip stains on the brick below the crown. This is dissolved calcium from the crown’s cement bonding agent. The crown is actively shedding material, and the water carrying it is already inside your masonry. In Marietta’s clay-heavy soil, homes near Sope Creek and along the Kennesaw Avenue corridor see this faster than elevated lots with better drainage.
  • Flaking or spalling on the crown surface itself. Georgia winters don’t get brutal, but we still get enough nights hovering around freezing that water in micro-cracks expands and pops the surface. Once the smooth Gelco layer is compromised, water penetrates the substrate underneath it.
  • Visible cracks wider than a nickel’s edge. Any crack wider than 1/16 of an inch is a water entry point. Gelco crown coat is designed to bridge hairline cracks, but it can’t re-seal a crack that’s actively moving or separating, which tells us the underlying crown may have a structural issue.
  • Moss or dark organic growth on one side of the crown. This means the crown isn’t drying out on that face, which usually indicates a failed drip edge or an overhang that’s too short. Gelco crowns are spec’d with a specific overhang dimension (typically 2 to 2.5 inches), and when that gets worn back or was never right to begin with, water tracks down the brick instead of dripping clear.
  • You hear a dripping sound inside the chimney after rain. That’s water coming through the crown or cap and hitting the smoke shelf. It pools there, creates a damp, acidic environment that degrades the liner, and gives you that musty fireplace smell. By the time you hear it, the crown has been leaking for a while.

Replacement Cost & What’s Included

In Marietta, you’re looking at three price bands. A straightforward Gelco crown coat application on a crown in fair condition runs $425 to $575. That’s clean, prep, one coat of Gelco primer, two coats of crown coat, and a new sealant band where the crown meets the flue tile. If the crown needs partial reconstruction before coating, you’re in the $600 to $750 range, and we’ll rebuild the damaged section with a proper crown mix before applying the Gelco system. A full recast, which means removing the old crown entirely and forming a new one with the right overhang and slope, lands between $800 and $900.

Every Alcott Chimney Marietta crown repair includes written pricing before we start, so you know the exact number before any material hits the chimney. We don’t do the “we’ll see what we find” pricing game. The quote covers the Gelco materials, prep work, application, and cleanup. Your repair is covered by a written 365-day Done Right Promise: if the crown develops a leak or the coating fails within the year, we return and fix it at no charge. That’s not a pro-rated warranty, it’s a full redo.

DIY or Call Us?

You can safely check the visible condition of your crown from the ground with binoculars, or from a ladder if it’s a single-story roof and you’re comfortable there. What you’re looking for: cracks, flaking, moss, and stains. That part is free and worth doing once a year.

What we don’t recommend is repairing the crown yourself. Getting to the crown means being on the roof or on scaffolding at the chimney’s highest point, and Marietta’s older homes often have steep pitches that make chimney work genuinely dangerous. Beyond the safety issue, a DIY patch that doesn’t bond correctly traps moisture inside the crown and accelerates the failure you were trying to fix. If you see damage, call us at (229) 350-8952. Ruben Castellano will give you a straight answer on what it costs and whether it can wait.
