Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

HeatShield Crown Repair: The Marietta Owner’s Guide

A HeatShield crown repair in Marietta typically runs $450 to $900 installed, depending on how much of the existing crown is still sound and whether we’re doing a full rebuild or a resurfacing. We stock the HeatShield CrownCoat system on our trucks, so we can usually handle the job in one visit. Most Marietta homeowners discover the problem the same way: they spot a cracked or spalled crown during a routine sweep, or they notice water staining on the ceiling near the chimney after a hard Georgia rain.

Ruben Castellano has seen it enough times to know the pattern. The crown takes a beating from Marietta’s freeze-thaw cycles in winter and the brutal summer sun baking the mortar until it crumbles. Once water gets into those hairline cracks, it works its way down into the flue and the chase, and the repair stops being cosmetic. That’s when a HeatShield crown system makes sense: it’s a cementitious resurfacer designed specifically for chimney crowns, not a bagged mix from the home center.

Which HeatShield Models This Applies To

HeatShield’s crown repair line is actually two products: CrownCoat, which is a trowel-grade resurfacer for crowns with minor cracking and surface spalling, and the CrownBuild system, which is a form-and-pour solution for crowns that need a full rebuild. They’re not interchangeable. If the crown has lost more than about a quarter of its original thickness or the cracks run deeper than the surface, CrownCoat won’t hold, and you’ll be paying twice.

Here’s a compatibility gotcha most Marietta homeowners don’t know: HeatShield CrownCoat requires a minimum 7-day cure before it can handle full water exposure, and it should not be applied if the temperature will drop below 40°F within 72 hours. In Marietta, that means we schedule most crown work between March and November, and we watch the forecast carefully in late fall. The product also bonds best to a clean, sound surface, so if the old crown has been sealed with a silicone-based product within the last few years, we have to grind that off first or the CrownCoat will fail at the bond line.

OEM versus aftermarket matters here. HeatShield is the brand we stock and install because the chemistry is matched to the flue and liner systems we also service. There are generic crown resurfacers out there, but the mix ratios and flexibility differ, and a crown that cracks again in two years is no bargain. Alcott Chimney Marietta is an independent service provider, not affiliated with HeatShield, but we’ve installed enough of their product to know what holds up in Georgia clay country and what doesn’t.

Signs Your HeatShield Crown Repair Is Failing

  • Visible cracks wider than a credit card. Hairline cracks in concrete are normal; cracks you can slide a quarter into mean the crown has shifted and water is getting through. This is the most common failure point we see on older Marietta homes near the Square.
  • Spalling, which is concrete flaking off in chunks. This happens when water soaks into the crown, freezes, and expands. If you find small concrete fragments in the gutter or on the shingles near the chimney, the crown is shedding material and losing its structural top layer.
  • Efflorescence, the white chalky staining on the brick below the crown. That’s salts being drawn out of the crown and mortar by water migration. It tells you water is moving through the crown and carrying minerals with it, which means the crown’s water resistance is gone.
  • Water stains on the ceiling or walls near the chimney chase. By the time you see interior staining, the crown has been failing for a while. The water has already traveled down through the flue or the chase and into the house framing, and you’re likely also dealing with liner issues.
  • A musty smell coming from the firebox after rain. That’s standing water or damp masonry behind the firebrick, which usually traces back to a compromised crown. It won’t dry out on its own in Marietta’s humid summers, and it can hide mold behind the firebox.

Replacement Cost & What’s Included

In Marietta, a HeatShield CrownCoat application runs $450 to $700 when the existing crown is sound enough to resurface. A full CrownBuild rebuild with form and pour runs $700 to $900, and sometimes a bit more if we have to build custom forms for an odd chimney footprint. The range accounts for chimney height, access (steep roofs cost more because of the safety equipment involved), and whether the old crown needs grinding before the new material goes on. You’ll get a written price before any work starts, and it won’t change unless we find something structural no one could see from the ground.

Every HeatShield crown repair we install comes with our 365-Day Done Right Promise: if the crown cracks, spalls, or separates within a year of the install, we come back and fix it at no charge. That’s in writing, not a verbal assurance. The HeatShield system carries its own manufacturer warranty for the material, but our labor and workmanship are on us for the full year.

DIY or Call Us?

You can absolutely inspect your own crown from the ground with binoculars or from an upstairs window. Look for the signs we listed above. If you have a single-story chimney and you’re comfortable on a ladder, you can get close enough to run your hand over the surface and feel for crumbling edges. That’s where the safe DIY ends.

Crown repair is not a caulk-and-paint job. Working on a chimney crown means being at roof height with buckets of wet cement, and a fall from even a single-story roof can change your life. There’s also the matter of mixing and applying the material correctly, which is where almost every homeowner attempt fails: too thin, wrong temperature, or applied over a poorly prepped surface. If the crown wasn’t prepped right, the best product on the market won’t stick. We’ve seen plenty of Marietta homeowners spend a Saturday and a few hundred dollars on a repair that lasted one season. If you’d rather have it done once, call us at (229) 350-8952 and we’ll give you a straight answer on what your crown actually needs.
